Sorry I couldn't get off mute. I agree with Ed ideally you could open space connected to area in rear of old food mart. This might help connect all these areas. Ideally you create a larger area with foot traffic visiting more local businesses.

Need to be sure parking is available. I don't think this will be flooded with people using public transportation. People will more likely be driving. Parking can be tough at existing places during busy times of day.
